Property

Whether you are planning to purchase a holiday home, wanting to relocate to Spain, or looking to sell your current Spanish property, our Team has the expertise and legal knowledge to guide you through the process.

We know that purchasing or selling a property abroad can become stressful, especially when in another language, and for that reason we are here to help. We are proud to provide Spanish legal services with the qualities and virtues of a UK regulated service so that you can proceed in confidence. Our Team of English speaking lawyers are fully bilingual and have experience of both the UK and Spanish property markets.

We will be there to help you through every step of the Spanish conveyancing process providing a service that you can trust and rely on.

How Can We Help You?

When purchasing a property, we will:

  • Carry out due diligence checks on the property
  • Prepare a report with our findings
  • Draft Powers of Attorney
  • Prepare the deposit contract
  • Obtain NIE certificates
  • Open a Spanish bank account for you
  • Assist in arranging a mortgage if needed
  • Prepare the completion documentation
  • Attend the completion meeting on your behalf
  • Handle the payment of purchase tax
  • Register the property in your name

We can also arrange for a survey to be carried out, for the utilities to be transferred to your name and for direct debits to be set up from your Spanish bank account.

When selling your property, we will:

  • Liaise with the Real Estate agency involved in the sale
  • Communicate with the buyers, or their representative
  • Draft Powers of Attorney
  • Make an application to obtain the certificate of habitation and the energy performance certificate for the property, if necessary
  • Liaise with the local tax authorities and the Community of Property Owners
  • Prepare the completion documentation
  • Attend the completion meeting in Spain on your behalf
  • Handle the repatriation of the proceeds of sale; and
  • Advise you throughout.

If you are repatriating back to the UK, we can also arrange for your Spanish bank account to be closed once all transactions from the property sale are complete.

As well as assisting in buying and selling your home, our Spanish lawyers can help you with:

  • Transfer of ownership by way of gift
  • Dissolution of joint ownership
  • Tenancy Agreements (in Spain)
  • Option to Purchase Contracts (in Spain)
